For real estate investors

The owner of that property is an LLC. We find the person.

Wholesalers, flippers and acquisition teams use TraceVeil to get past the LLC on the deed to the members, managers and agents who can actually sign, and how to reach them.

Sound familiar?

The deed says “Maple Holdings LLC”

Skip tracing a company name returns nothing useful. You need the people who run it.

The registered agent is a service company

Mail to a statutory agent goes into a pile. The decision-maker is somewhere else.

Owners move

The address on file is often years old. Outreach to the wrong address wastes weeks.

Questions

Common questions

Can I find who owns an LLC that owns a property?

Usually, yes. TraceVeil pulls the LLC's state filing (officers, managers, registered agent and principal address) and then identifies and enriches the people connected to those records. Some states publish more than others, and a report shows exactly which records each person was found through.

Does it work for bulk lists?

Yes. Bulk skip tracing takes a CSV of names and addresses, processes it in the background, and refunds every row that returns no result.

How much does a lookup cost?

Credits start at $10 with no subscription required. A standard entity resolution costs a fixed number of credits, shown before you run it; if the state registry is unavailable, the credits are refunded automatically.

Is the contact data current?

Phones and emails come from an identity-data provider and include last-seen dates where available. Movement Intelligence also shows how recently each person moved, so you can tell a current address from an old one.

Can I use TraceVeil for tenant screening?

No. TraceVeil is not a consumer reporting agency and may not be used for tenant screening, employment, credit or any other purpose covered by the FCRA.
